Scope: 123,060 sf/3 Stories

Originally planned as a multi-tenant office/research and development facility, the three-story, 123,060 sf structure was purchased by Southern California Edison. It became the home to approximately 800 employees representing the transmission and distribution business unit. Due to its success, Trammell Crow Company was approved to build the Phase IV twin building to Phase III. Southern California Edison purchased the Phase IV building as well, and now occupies Phases III, IV and V with capacity for 1,500 employees.
All Innovation Village buildings were 3-story concrete tilt-up construction with a steel superstructure inside the concrete exterior walls. The most current, which was completed in 2016, fell under current building codes that required substantial new challenges including, but not limited to, inter-story drift, designing the steel element frame to move with the concrete skin in a seismic event, and to allow the tilt walls to move without fracturing.
