The seven-story project consists of new construction of core and shell plus significant tenant improvements including physician suites, radiation oncology, a 30,000 sf ASC, and a cafe. It includes substantial onsite and offsite improvements and site work, including a new parking lot. The building ties into an existing nine-story Medical Office Building with a 2nd floor interconnecting bridge. The steel frame building uses a glass and aluminum curtain wall system and is OSHPD-3. Two roof top cooling towers, five air handler units, roughly 175,300 cfm, helipad, 45,000 gallon fire water storage tank below grade.

The project is in a tight urban infill location on busy Wilshire Blvd. in downtown Los Angeles. Careful planning and coordination was required on the occupied campus, including an emphasis on signage and way finding for employees, patients and visitors.
